Buyers
I am a first time buyer – what are the various stages of a property purchase?
- We would first advise you to obtain an agreement in principle (AIP) from a mortgage lender know how much you can borrow. You will also be taken more seriously by agents when arranging viewings, and be in a better position to move quickly on purchase.
- Once you have found a property you wish to buy, you will need to make an offer. This can be done over the phone, in person, or in writing to the selling agent.
- Once the offer has been accepted, you will need to arrange your mortgage (who will in turn arrange a survey) and instruct your solicitors to deal with the property purchase.
- Once all of the legalities of the purchase have been dealt with, you will need to sign and exchange contracts and pay a deposit (usually between 5-12.5%). On exchange a date will be set for completion and both parties are tied into the purchase under the signed contract.
- Completion day! Once the funds have cleared, the seller’s solicitors will instruct the selling agent to release the keys and the house will be yours. Congratulations!

The amount you can borrow will be based on the size of your deposit and how much you earn. Lenders are usually prepared to lend you around three times your annual earnings, or if you are buying as a couple, this raises to three times the first income plus the second income, or two and a half times your joint income. Do you offer a valuation service?
Yes, call us to arrange a free, no obligation, market appraisal where our sales manager will visit you to discuss the marketability of your property and discuss the whole sales process with you from start to finish. We will advise you what price to market your property at and back this up with comparable evidence of other properties that have sold.

What is the best time to go on the market?
Some home sales are forced by circumstance that need immediate action for example a change of job or a divorce. But if you can choose when you go on the market then start the selling process when the largest numbers of people are looking. Spring and autumn is the favourite time to move.
If you are selling your home and hoping to buy another, you have to think carefully about at what stage you want to start looking for a new house. There are three ways to do this:
- You can buy and sell simultaneously. It will save you storage and rent costs though you will be involved in a chain.
- You can sell your house and then rent while you find another.
- You can sell your house but request time to find yourself a new property.
Whichever way you choose, it is best to at least have an offer on your own property before looking for a new one.

What constitutes fixtures and fittings?
Custom seems to say that fixtures and permanencies and semi-permanencies that one can’t simply pick up and walk away with. Basically, it includes things, which are attached to the property. One way of looking at it is whether removal of the thing in question would damage the property. Television aerials, for example, are fixtures. You can put a lampshade under your arm and walk away with it but the light switch is a different matter. It’s the bits and pieces other than what are obvious parts of the house (such as the doors) and what is obviously not part of the house (such as a heavy plant pot in the garden that is too heavy to lift) which causes the trouble. Situations where it’s not strictly breech of contract to remove an item but would be a breach of good faith to do so should be avoided.
What if my solicitor is busy and I need an answer quickly?

How will I be kept up to date as to progress on my conveyancing?
