Buyers

I am a first time buyer – what are the various stages of a property purchase?

  1. We would first advise you to obtain an agreement in principle (AIP) or a mortgage promise from a mortgage lender to establish how much you can borrow. This will also put you in a better position when arranging viewings and offering on a property as you will be in a better position to move quickly on a purchase.
  2. Once you have found a property you wish to buy, you will need to make an offer. This can be done over the phone, in person, or in writing to the selling agent.
  3. Once the offer has been accepted, you will need to arrange/ confirm your mortgage with the lender who will in turn arrange a survey on the property.
  4. You will need to instruct your chosen solicitors to deal with the property purchase.
  5. Once all of the legalities of the purchase have been dealt with, you will need to sign and exchange contracts and pay a deposit (discuss this with you financial advisor and solicitor). Once exchange of contracts has taken place a date will be set for completion and both parties are tied into the purchase under the signed contract.
  6. Once the funds for the purchase have been transferred and have cleared through the seller solicitor, the seller's solicitor will instruct the selling agent to release the keys and the house will be yours.

How much can I borrow?

The amount you can borrow will depend on the size of your deposit and how much you earn. Due to the fact that there are a number of different factors that will affect your ability to borrow, we would recommend a chat with our expert independent mortgage advisor.

What costs will I incur when buying a house?

  1. Solicitors Fees
  2. Survey fees
  3. Mortgage arrangement (fee may apply depending on lender and mortgage deal)
  4. Stamp Duty (may be applicable depending on the purchase price.

What will I have to pay if my sale/purchase falls through?

With the exception of the Energy Performance Certificate cost, Shields & Co will not charge a fee unless the property is sold. Depending on which solicitor you instruct you may have their fee to pay, though if you choose to use our solicitor, they operate a No sale No fee policy. Any survey fees will be non-refundable.

Do you offer a valuation service?

Yes, please call us to arrange a free, no obligation, market appraisal. Our Sales manager will visit you to discuss marketing strategies for your property and talk you through the whole sales process from start to finish. We will advise you on a marketing price for your property and back this up with comparable evidence of other properties that have sold or been on the market in your area.

Can I put my property on the market with Shields & Co if it is already on the market with another agent?

We would advise you to arrange a free no obligation valuation so we can discuss your options.

What is the best time to go on the market?

This will vary according to market conditions and may depend on your circumstances and reasons for selling. Please contact the office to discuss your personal requirements in more detail so that we can advise you correctly.

If you are selling your home and hoping to buy another, you have to think carefully about at what stage you want to start looking for a new house. There are three ways to do this:

  1. You can buy and sell simultaneously. It will save you storage and rent costs though you will be involved in a chain.
  2. You can sell your house and then rent while you find another.
  3. You can sell your house but request time to find yourself a new property.

Whichever way you choose, it is best to at least have an offer on your own property before looking for a new one.

These are the main costs. Additional costs may arise during the selling process if additional surveys or works to the property are required.

What areas do Shields & Co cover?

Our Sales office is based in Beeston and we predominantly cover the area between Nottingham City and Derbyshire. If you have a property outside of this area please call the office so that we can discuss your requirements in more detail.

What constitutes fixtures and fittings?

Custom seems to say that fixtures and permanencies and semi-permanencies that one can’t simply pick up and walk away with. Basically, it includes things, which are attached to the property. One way of looking at it is whether removal of the thing in question would damage the property. Television aerials, for example, are fixtures. You can put a lampshade under your arm and walk away with it but the light switch is a different matter. It’s the bits and pieces other than what are obvious parts of the house (such as the doors) and what is obviously not part of the house (such as a heavy plant pot in the garden that is too heavy to lift) which causes the trouble. Situations where it’s not strictly breech of contract to remove an item but would be a breach of good faith to do so should be avoided.

What if my solicitor is busy and I need an answer quickly?

If your solicitor is busy, you can speak to your allocated Sales Negotiator at Shields & Co. They can often provide the information that you need or endeavour to obtain that information for you as quickly as possible.

How will I be kept up to date as to progress on my conveyancing?
