When is my rent payable?

Rent is payable by the 1st of each month for that month. Payment is required by bank standing order which is dated for the 28th of the month preceding.

For tenancies commencing after the 1st day of any month the rent due at commencement will be for the period to the end of the month, apportioned for the number of days. For tenancies commencing on or after the 20th of the month the rent for the next month is also payable at the commencement.

What will happen to my deposit?

Your deposit will be secured in the Deposit Protection Service (DPS) this was established under the Housing Act 2004.

The DPS requires all landlords to register deposits with a scheme at the beginning of all Assured Shorthold Tenancies. Your deposit will then be held by the DPS until the end of the tenancy.

The Deposit Scheme has been set up to service three principle objectives:

  1. Protect deposits through the tenancy
  2. Ensure the return of the deposit promptly at the end of the tenancy, where there is no dispute about the deposit
  3. Where there is a dispute about the deposit at the end of the tenancy, ensure it is dealt with fairly and quickly.

The deposit is returned at the end of the tenancy after the property has been vacated, the keys have been returned and the end of tenancy inspection has been carried out by a member of our lettings team. Any necessary cleaning or repairs/replacements will be charged to the deposit.

Do you accept DSS?

We as an agent accept DSS but it depends on our individual landlords requirements. It is always worth asking!

Is the application fee refundable?

This will depend on circumstances and how far we have gone with the referencing and credit checks. However in most cases the fee is not refundable.

What’s required of a guarantor?

If someone stands as a guarantor they have to go through checks to show they have good credit and can afford to cover the portion of rent they are guaranteeing.

The guarantor will then have to sign an agreement to say that they will pay the full/or a proportion of the missing rent.

Who do I call with a maintenance issue?

If the maintenance issue is a non emergency please fill in a fault report form via the website and wait for a member of staff to contact you.  If you do not have access to the internet, please call the office.

In an emergency during office hours, please call the office on 01159166160, however, if your emergency falls outside office hours we will provide you with a 24 hour emergency number.  You will also be provided with an information pack when you move into the property that will detail additional tradesmen.

How long is the period of tenancy?

The initial period of tenancy will always be six months. After this period provided that the landlord is happy with the way the property has been maintained you will have two options:

  1. Renew your tenancy for another six months or a year.
  2. Enter a rolling contract that renews month by month until the tenant gives one months notice in writing or the landlord gives two months notice.

What classes a property as fully furnished?

Where a property is to be let furnished, the general rule Is to include basic items but to exclude non-essential ‘knick-knacks’ and excess kitchen and dining ware.

For example, apart from the common-sense items of furniture, the following can be regarded as:

Essential -

Cooker, washing machine, refrigerator, freezer, vacuum cleaner, kitchen waste bin, door mats, lawn mower and basic garden tools.

Desirable but not essential -

Shower fitting/unit, tumble dryer, dishwasher.

Not Required -

Bed linen, blankets, duvets and pillows, towels, television, audio equipment, DVD players, specialist cooking items, ornaments, books.
