Shields & Co is an independent agency providing management services and expertise in the rented residential accommodation market. We believe that property owners – our clients – need the reassurance provided by a professional service, but also wish for a personal approach which may not be provided by larger organisations. Each property is looked after by our dedicated lettings team and throughout the management period they remain the first point of contact for the owners.

In addition, nothing is payable until tenants have been secured. Many of our local properties have been let within the first week and in some cases within days of coming onto the market.

Shields & Co offer Landlords two levels of service – Full Management Service and Tenant Find Service.  Both Packages can be tailored to meet more specific needs, however the basics are detailed below:

Tenant Find Service

  • Inspection and rental valuation of the property
  • Full particulars drawn up of the property and matched out to all suitable applicants on file
  • Marketing of the property including website listing, newspaper and window advertising
  • Accompanied viewings where required
  • Let board erected if desired
  • Obtaining extensive references and credit checks
  • Advice on legal requirements such as gas checks and energy performance certificates
  • Preparation and implementation of tenancy agreements
  • Collection of initial rent and deposit
  • Organising an inventory (at extra cost)
  • Securing deposits if required (at extra cost)

Full Management Service

  • Inspection and rental-valuation of the property
  • Full particulars drawn up of the property and matched out to all suitable applicants on file
  • Marketing of the property including website listing, newspaper and window advertising
  • Accompanied viewings where required
  • Let board erected if desired
  • Obtaining extensive references and credit checks
  • Guidance and organisation of Gas Certificates, Electric Certificates, Energy Performance Certificates and any health and safety regulations
  • Preparation and implementation of  tenancy agreements
  • Securing deposits in the deposit protection scheme
  • Preparing an inventory and schedule of condition
  • Check-in procedure with the new tenants at property
  • Inspections every three monthly throughout the tenancy with reports given.
  • End of tenancy procedures, including closing inspection and the repayment of deposit (less any amounts held for dilapidation)
  • Supervising the switching of all utilities into the tenants name
  • Arranging routine maintenance and repairs
  • Monthly payments and statement reports to owners
  • Providing information and help on tax and insurance matters
  • If necessary, initiation of court proceedings for rent recovery or repossession
