- Valuation of the rental potential of the property and advice on improvements that could be made.
- Full marketing details created for window cards, property list handouts, website marketing (including unipol.co.uk & accommodation4students and other major property portals).
- Eye catching To-Let board.
- Collect and organise all routine maintenance checks, e.g. Gas Checks, PIRs, EPCs and any health and safety regulations.
- Preparing tenancy agreements.
- Securing deposits in the Deposit Protection Service (DPS).
- Taking Guarantor forms.
- Preparing an inventory and schedule of condition*.
- Inspections every three months throughout the tenancy with reports provided.
- Checking the tenants out of the property.
- Supervising the switching of all utilities into the tenants name.
- Arranging for maintenance work to be done and providing estimates on cost.
- Receiving monthly rental payments and forwarding with a comprehensive statement.
